Some modern sash windows have spiral spring balances instead of sash cord and weights. These are made up of a plastic tube and a metal torsion spring. Spiral balances do fail over time and need to be replaced in order for the window to function correctly.

Sash spiral balances are made up according to the size and weight of a particular sash and so in order for us to supply a suitable replacement we would need an initial visit to take measurements and order the correct size balances. Once we have identified the correct balances required we can proceed with the supply and fitting of the replacement sash balances.

Generally, the supply and fitting of a pair of sash balances for a standard sash window costs $160 for a single sash only and $230 for both top and bottom sashs (GST inclusive).

The five most common problems we find are :-

Broken spiral balances      Fortunately the spirals are still made and are readily available

Stiff sash operation            Usually associated with failed spring balances

Painted shut top sash       These can be released and made to work

Meeting rails                     During the restoration we can realign the sashes

Broken hardware              Replacement hardware can be sourced to match the originals


Spiral Sash Balances   

Servicing the existing balance is not a practical option as it requires the removal plus labour to service the spirals. As the labour out weighs the cost of the new spiral balances the best option is to replace the spirals with new.

Spiral spring balances should always be replaced as pairs to ensure a balanced operation of the sash windows.

Scope off work

    *  Site visit to measure for correct sash spring balance.     

    *  Dust sheet under window if required.

    *  Remove spirals , check sash run , lubricate friction points , fit new spring balances.

    *  Top sash ditto above plus work to top sash.

    *  Check meeting rails and hardware adjust as required

    *  Clean up

Please note

The processes of releasing the sashes may cause some disturbance to the original paint finishes. Although I try to minimise the damage to the paint there might be some redecorating required at the end of the work. I don't do painting so some extra costs may be incurred over and above my rates.

  • Difficult access jobs will need to be negotiated in advance.
  • Where parking costs are incurred, they will be passed on with no increase.
  • Damaged frames or sashes will incure additional charges if repair is required.

Spiral balance sash windows are the modern equivalent version of the most recognised heritage style of window, with both sashes working properly they can give multiple ventilation options.
