Sash Windows


Weight and cord sash windows are the most recognised heritage style of window, with both sashes working properly they can give multple ventilation options.

Most sash windows can be repaired and made to work as intended, may be not as the day they where brand new, but with some `tender loving care` very close.

I have a small workshop so if the window or sashes are well past there best I can make new sashes or windows to replicate the original items to blend with the remaining windows.

The five most common problems we find are:

• Broken cords

          We use a modern cord to replicate the old cotton cords            

• Painted shut top sash  

          These can be released and made to work

• Meeting rails

          During the restoration we can realign the  sashes

• Broken hardware

          Replacement hardware can be sourced to match the orignals

• Sash weights

          Extra sash weights are only needed if the original weights are missing or the sashes have been reglazed


Scope off work


• Dust sheet under window

• Release staff beads , remove bottom sash , release parting bead , open pocket ,take out weights , clean sash run , lubricate pulleys ,replace cords and reassemble.

• Top sash ditto above plus work to top sash.

• New staff beads and parting beads fitted if required.

• Prime bare wood in preparation for painting by others.

• Clean up

When releasing the timber trims to access the sashes etc,  there is usually  some disturbance to the original paint finishes. Although I try to minimise the damage to the paint, there might be some redecorating required at the end of the work. I don't do painting so some extra costs may be incurred over and above my rates.

- a majority of jobs will not vary from these prices.

• Bottom and top sash $340
• Bottom sash only $240
• Full height window bottom and top sash $390
• Full height window bottom sash only $290
• New staff and parting beads, if required (per linear metre) $ 15
• New lead sash weights, if required (per kilogram) $ 20
• Recycled cast iron weights, when available (each) $ 20
• Call out fee - maybe required in some instances $ 90
• Extra work as required (per hour) $ 90
  • Where parking costs are incurred, they will be passed on with no increase.
  • Difficult access jobs will need to be negotiated in advance.
  • We do not do painting.
  • Work extra to the above to be agreed on site.
